On average, our landlords lease their properties within 16 days. In the current climate, many are finding their ideal tenant at the first inspection or within a week of advertising! However, we recognize every rental and every local market is different. We want to support you in getting the best tenant and rental return possible – whatever time it takes. That’s why PropertyNow there are no time limits whatsoever! Your ad will stay listed until you have the property leased (or withdraw it from market). What’s more, if you mark the property as leased and something goes wrong in the next 30 days, we’ll reinstate it free of charge.

Of course! You can edit any part of the ad except for the address. You can make edits anytime, day or night, through your PropertyNow account. Any time you edit your ad, we will automatically export your changes to all the websites you’re listed on, and they’ll display within minutes. We’ll also keep an eye on any edits you make to ensure they are error-free and in continued compliance with real estate legislation and the terms and conditions of third-party portals.

Suppose a tenant is viewing your rental ad online. In that case, they can submit an enquiry online or phone our dedicated tenant enquiry system.

When tenants submit an enquiry online, our system will automatically retrieve this enquiry and forward it to your email inbox instantly, 24 hours a day. At the same time, we’ll also send the tenant a confirmation providing your details so they can contact you directly, and we’ll store the enquiry within your PropertyNow account for future reference. When tenants phone, they will be asked to enter the four-digit enquiry code shown on your ad and will then be given your phone number to call you direct. Our enquiry system services your tenant enquiry 24 hours a day, seven days a week, giving you peace of mind that no enquiry will be missed.

When a tenant phones to get your details, you’ll also receive an email notification with their phone number/caller id, and we will store that information within your PropertyNow account for future reference. If preferred, you can also upgrade to our direct connect service so that when tenants phone the enquiry system, the call will be directly transferred to you.

SMS notifications to you or to tenants are also available for a small extra cost if desired.

Tenants can apply for your property online using either of the two major application platforms. These are Ignite (owned by Realestate.com.au) and 2Apply (owned by TenantApp/Inspect Real Estate). Suppose tenants have ever applied for another property using these platforms. In that case, their entire application will be saved and pre-loaded so they can apply for yours in just a few clicks. As part of the application process, tenants will need to provide proof of ID, proof of income, and proof of rental history. We’ll notify you via email as soon as you’ve received a new application. You can access applications securely from within your PropertyNow account.

If you prefer, we also provide a printable tenancy application form which you may hand out at inspections.

Absolutely! To ensure you have peace of mind as a landlord, we offer checks against both the National Tenancy Database and the TICA tenancy database at a small additional cost.

When renting out your property, you will fill out the prescribed lease/ tenancy agreement for your state and then meet with the tenant to sign it. The lease agreement is usually straightforward to fill out and will already contain all the standard terms. Tenancy agreements and other required documents are freely available. If you need copies, just ask and we can send you the links for your state.

Whatever support you need to get your property leased! We know this is one of the most significant transactions people will make. We also know that while most steps are straightforward, it can be a lot to wrap your head around, especially if this is your first time leasing a property yourself.
