PropertyNow can arrange and help you with either a normal commission based sale within our local region OR we can help you anywhere within Australia through this country's finest real estate Agent Assisted sale system.
In that system we find potential buyers for your property and you simply conduct the inspections with those people.
We also povide a range of services including negotiations and liason with your chosen solicitor or conveyancer to prepare contracts and facilitate settlement.
PropertyNow differs from a private selling company in a number of crucial ways;
We are a licensed agency that provides free support and advice. When selling with PropertyNow you won't be left to struggle on your own. We're available every step of the way to make your sale as quick and easy as possible. We are also contactable 7 days a week.
We have over a decade's experience in the real estate industry. Many private selling companies have been setup almost overnight by web designers with zero real estate knowledge.
We are an established company that has been running for 5 years, not some ' fly by night ' operation. So you can rest easy knowing we won't disappear next week.
Our contact details are displayed on all marketing and we receive enquiries on your behalf so you'll never miss an enquiry and don't have to be tied to the phone.
We are super highly ranked in Google and other search engines for important phrases such as 'real estate' So our website, and thereby your listing, will actually get found by users.
We receive roughly 500 visitors every single day which means more potential buyers for your property. Many private sale companies receive only a limited number of users, most of which are private sellers not BUYERS!
We upload your listing where it really counts - the major real estate portals! Don't bother with companies charging ridiculous fee's to be listed on their website alone. The fastest and surest way to sell is expose your property to the largest possible number of buyers.
PropertyNow is a Licensed real estate agency and registered company.
We fully utilise the power of the internet and signboards and our wonderful positioning for hundreds of real estate sales phrases within Google, to generate our clients enquiries.
Of course most real estate agencies utilise the internet these days but frankly we're amazingly good at it.
The internet provides the most cost effective way to advertise any property. We use that commercial reality to provide 2 options for our clients - of traditional or non traditional selling, both with or without commission.
PropertyNow is based in Coffs Harbour on the Northern NSW coast. It's owner and the Licensee, Andrew Blachut, has worked in real estate for a decade.
PropertyNow sells residential real estate in it's local area and also helps people to sell their own home in every state of Australia via an Agent assisted sale.
In short we provide our clients with choice.
PropertyNow has clients throughout Australia and an ever burgeoning mount of traffic to its website courtesy of an overwhelming public response to its services.
PropertyNow occupies very healthy rankings within Google and Yahoo.
In its agent assisted sale system PropertyNow finds potential buyers and allows the owner to do the inspections with those potential buyers. Because of the savings in not having to carry out inspections we can reduce costs to the end user of our service i.e. you the owner.
PropertyNow can provide you with a Market Appraisal or if you prefer a Valuation to help you determine the selling price.
It is also possible to buy property reports and analysis for almost any area in Australia. Suburb reports with historical sales data are a great help but so is a studied examination of newspaper and intenet ads within your local real estate area. As a private seller you can access key databases of sold properties that Australian real estate agents and other professionals use.
Don't take pricing your home lightly as correct pricing is essential and incorrect pricing is the death knell of sales both for agents or diy sellers.
There are several types of agency agreements and they all set out the terms of the agreement between yourself (the Vendor) and the agent. The Department of Fair Trading within your state has up to date definitions of each agency and explanations of each.
All agencies will boil down to either exclusive, open or auction and in any case an Auction agreement implies an exclusive agreement ( could also be joint exclusive )
Exclusive Agreements mean that you can still sell your own home but if you do you will do so under pain of commission...in other words the agent will still have cause to still claim his commission. An exclusive agency gives selling rights to one agent for a period of time ( often 3 months )
A Joint Exclusive Agreement is similar but the selling rights are granted to several agencies with a written agreement to either share commissions, or on a winner take all basis, between the chosen agencies. Joint exclusive agencies are most commonly between a buyer and two real estate agencies.
An Open Agency Agreement allow a seller to enlist a number of agencies to sell a property on a winner take all basis.
A Sole Agency Agreement provides the owner with the right/option to sell the property themselves.
For a frank discussion about all possible agency agreements phone or email us and we'll try to give you some perspective on the issue of agency agreements.
Every state of Australia has slightly differing requirements when it comes to selling with an agent or DIY selling. If you list with an agent and employ his services in the capacity of salesman you must sign an agency agreement and the agent must hold a contract in his office.
Please note that the contract is not the agency agreement. The contract is the legal and binding document that both buyer and seller will adhere to during the real estate transaction. An agency agreement is what sets out the terms of the agents "commission" with you the seller.
Private sellers also require a contract and that contract is obtainable from the Solicitor or Conveyancer of your choice. We provide links within our site to Legal and Conveyancing resources but do recommend you obtain several independent quotes before choosing the Professional to carry out the legal side of your real estate sale.PropertyNow can arrange your contract and if you arrange your own we will ask you for a copy in any case, so that we comply with all relevent legislation.
